OUR PROCESS
Our Custom Home Building Process, From First Call to Keys
Most of the hard decisions happen before construction starts. That's why the build itself runs calmly, and why we can fix your price.
THE JOURNEY
The whole journey at a glance
- Feasibility Study
- Phase 1: Concept and budget
- Phase 2: Design and selections
- Permit approved
- Phase 3: Fixed price and contract
- Construction
- Move-in
- Warranty years 1, 2, 5, 10
Pre-construction typically takes 4–6 months, mostly set by how quickly the City reviews your development permit. Construction typically takes 10–14 months and usually starts within two months of signing.
PRE-CONSTRUCTION
Before construction
This is where your home is designed, chosen and priced, so that construction is just execution.
Feasibility Study
A free 30-minute call with Sukhman. We talk about your lot, the home you want and a realistic budget. Before the call you'll get a short questionnaire so we can go straight to what matters.
Site visit and feasibility
We walk your lot, review any plans you already have, and check zoning, setbacks and site conditions that affect cost.
Phase 1: Concept and budget
We agree on what you're building and set a budget by category. You sign off before we move on.
Phase 2: Design and selections
Your architect or designer develops the drawings while we bring in the structural engineer and HVAC designer. You choose every finish, from tile to door hardware. We attend most design meetings so cost stays visible. This runs while the City reviews your development permit.
Phase 3: Fixed price and contract
After the permit is approved, every trade prices your final drawings and selections. You get one fixed price and sign your build contract.
CONSTRUCTION
During construction: five walkthroughs with you
Framing walkthrough
Walk your rooms at full size and confirm cabinet locations and key fixtures.
Pre-drywall walkthrough
Confirm every light, switch and outlet location, blocking for fixtures, and the plumbing layout before the walls close.
Cabinet walkthrough
Confirm cabinet and built-in layouts, heights and closet systems against your millwork drawings.
Tile and flooring walkthrough
Confirm patterns, layout and grout lines on site before installation starts.
Home orientation
Before you move in, we show you how every system in your home works and give you a seasonal maintenance guide.
You'll always know where things stand
Every client gets their own JobTread portal, the same system we use to run your build. Check in any time, from your phone.
Communication
Messages, decisions and photo updates live in one place, so nothing gets lost in texts and email threads. Sukhman is your single point of contact.
Schedule
See where your build is and what's coming next, including when we need a decision from you or a site walkthrough with you.
Budget
Your fixed price, plus any changes you've asked for and approved, always up to date. No surprises at the next invoice.
Payments
Every invoice follows the payment schedule in your contract. You can see what's due, what's paid and what each payment covers.
Jaswinder is on site running the build, and every stage is checked against our 200-point quality checklist before the next one starts.

WARRANTY
After you move in
Every new home in Alberta carries a 1-2-5-10 warranty through a licensed warranty provider. Here's what each period covers.
| When | What Alberta's new home warranty covers |
|---|---|
| 30 days | We come back for a 30-day check-in — time for you to live in the home and test everything more than once, and for us to tweak and fix anything that isn't 100%. |
| Year 1 | Defects in materials and labour |
| Year 2 | Delivery and distribution systems: plumbing, electrical, heating and ventilation |
| Year 5 | The building envelope: roof, walls, windows and doors keeping water out |
| Year 10 | Structural defects: foundation and framing |
If something needs attention after you move in, call or email us directly. We'll come and look.
THE NEXT STEP
