THE FIXED-PRICE DIFFERENCE
Why our clients don't get budget surprises
Every selection is made before you sign
Cabinets, tile, fixtures, appliances: all chosen during pre-construction. There are no allowances, so nothing gets “trued up” at the end.
Your price is set on an approved design
We sign your build contract after the City approves your development permit. Your price reflects the home you'll actually build.
The price only moves if you change something
Ask for a change and you'll see its cost in writing, with GST on its own line, before any work happens.

FREE GUIDE · VOL.01
What does a custom home cost in Calgary?
Our free guide breaks down cost per square foot, land and site costs, permit and design fees, and where custom home budgets usually go wrong.
Nothing. You keep your notes and your budget range. No obligation, no follow-up spam.
Most homes we build fall between $300 and $500+ per square foot above grade, depending on size, finishes and site. That's before land and GST. Your Feasibility Study gives you a range for your own lot and plans.
The number in your build contract is the number you pay unless you ask for a change. Every selection is made before you sign, and any change you request is priced in writing first.
Pre-construction typically takes 4–6 months, mostly set by the City's permit review. Construction typically takes 10–14 months.
It helps, but you don't need to. If you're buying, book a call before you commit and we'll tell you what the lot will allow and what site costs to expect.
Yes. Bring your own, or we'll introduce you to people we work with. We attend most design meetings to keep cost visible.
