The design grows, nobody prices it, and the quotes come back over budget. Then the cuts start, usually to the details that made the design worth building. We work the other way: the budget is checked at every stage, so you never have to choose between your design and your client's number.

Budget checks while you draw
We set a budget by category at concept stage and sit in on most design meetings, so you see what each decision costs while it's still easy to change.
Engineering and HVAC, coordinated
We bring in the structural engineer and HVAC designer, and every home gets a stamped HVAC design. Their work is coordinated with your drawings, not bolted on after.
Your specifications, priced as written
We price what you specified. Our preferred suppliers are a starting point, not a requirement. If we see a saving, we propose it in writing with the trade-off, and you and your client decide.
Questions answered in writing
Every site question goes through a written RFI in our JobTread system, so decisions are recorded and nothing changes in the field without you knowing.
Framing reviewed against your drawings
We check the framing and truss package against your drawings before anything is ordered, so what arrives on site matches what you designed.
Materials worth specifying
We import stone slabs, tile and engineered hardwood directly from Spain, which opens up materials your client may not find locally.

Keeping the design, and the budget
$20,000 saved on three windows
Three windows in a Lakeview design were large enough to require commercial windows. We adjusted their sizes to stay in the residential range and saved $20,000, while keeping the design's glazing.
South-facing glass that stays comfortable
We worked with the HVAC designer during design so a home with a lot of south-facing glass won't overheat. The architecture stayed; the comfort problem was solved on paper.
Better efficiency, no added cost
Minor changes to the truss design improved the home's energy efficiency without changing the design or the price.

Where we fit in your process
Concept
We review the concept against the lot and the client's budget, and set a budget by category.
Design development
We attend most design meetings and price decisions as they are made.
Permit
While the City reviews the development permit, engineering, HVAC design and every selection come together.
Fixed price
Once the permit is approved, every trade prices your final drawings and selections. Your client signs one fixed price, with no allowances.
Construction
Questions go through written RFIs. You're invited to the key site walkthroughs.

We don't redesign your work or pitch our own design partners to your client.
Your design, built as drawn
Any change to your drawings is proposed in writing and approved by you and your client before it happens.
Credit and photos
Your firm is credited on the project page, and you're welcome to the finished-home photos for your portfolio.

Yes. We give a realistic budget range at concept stage and keep checking it as the design develops. The fixed price is set once the permit is approved and every trade has priced the final drawings.
