FAQ

Straight answers about cost, fixed price, timelines, pre-construction, permits and warranty.

COSTS

Costs

Most homes we build fall between $300 and $500+ per square foot above grade, depending on size, finishes and site. That's before land and GST. Your Feasibility Study gives you a range for your own lot and plans.

The design, engineering, every selection — cabinets, tile, fixtures, appliances — and the trade pricing that backs it. Nothing is left as an allowance to be trued up later.

Size, finish level, lot conditions and design complexity all move the number. That's why we price every home individually rather than quote a single square-foot rate.

During pre-construction we make every selection, get the development permit approved, and then set one fixed price you sign against.

Pre-construction is a paid phase, with the fee credited in full toward your build. Construction draws are tied to milestones in your contract.

WORKING WITH US

Working with us

The owners — Jaswinder runs construction, and Sukhman is your main contact from the first call to the keys. You never get handed off to a sales rep.

Three phases — concept and budget, design and selections, fixed price and contract — each ending with your sign-off. Typically 4–6 months, mostly set by the City's development permit review.

TIMELINE

Timeline

Pre-construction typically takes 4–6 months, mostly set by the City's development permit review. Construction typically takes 10–14 months, depending on size and complexity.

Usually within two months of signing your build contract, often sooner.

You get a schedule for your home before you sign, and you can see it live in your client portal throughout the build. If anything moves it, you hear it from us first, along with the reason and the new date.

PROCESS

Process

Yes. Bring your own, or we'll introduce you to people we work with. Our preferred suppliers are a starting point, never a requirement.

Through your client portal (schedule, budget, selections and weekly photos), a walkthrough at every major stage, and Sukhman as your single point of contact.

You can. We price the change in writing and only start once you approve it. Late changes usually cost more, which is why we make decisions early.

LAND AND PERMITS

Land and permits

It helps, but you don't need to. If you're buying, book a call before you commit. We'll tell you what the lot will and won't allow and what site costs to expect.

Yes, the development permit and the building permit. We sign your build contract after the development permit is approved.

Call or email us directly. We'll come and look, and we'll tell you plainly what's covered and how we'll fix it.
